My firm strongly believes that advertising and pricing are the two most important factors in attracting buyers and we utilize numerous methods in marketing every day until your home is sold!
Our services begin with an analysis of your market area. We then customize a marketing plan specific to your home. Of course, all our homes are marketed in the traditional fashion, but we expound upon those methods to give our listings an advantage over the competition. We have a data base similar to the US Census which assists in more effective direct marketing. This form of marketing is time consuming but profitable. We input the population we are looking for and the data base gives us the names and addresses. Next we go to whitepages.com for the phone numbers. We do send mailers, but our real success is through direct contact on the phone. We start by accessing names and addresses of people who currently own homes valued approximately 20 – 40% less than your home and in the same school district. With time we would widen these parameters. The dialogue is unique to the property, but we always express that if they have ever considered making a move there has never been a better time. Interest rates are great and property values will adjust and go up to counter this long flat or declining market.
Another technique we use is accessing the internet MLS tracking system to contact agents who currently have clients looking at homes in your area. We routinely contact these agents and tell them about your home in an attempt to get a scheduled showing. In addition, we help with staging techniques and statistical advice on how to sell your home for top dollar. As always, we are constantly developing new ways to market our properties. In a down market we are continuing to sell homes and have a great track record.
