Initial Meeting with the Realtor

Getting to know YOU, Getting to know ME; overview of Purchase Process; Discussion of wants and needs, Timeframes, whether we need to consider a new home while selling the current house. Items needed: Lender name, address, Loan number, owners' policy from time of purchase.

Sign in the Yard

Take photos, place sign in yard, install a lockbox, put listing on the WEB Real Time Listings, MLS, place in newsletter, send in local ads, and start the preliminary title search.

Showings

The Buyer's agent calls the office to set up appointments. The office will call you to confirm all showings.

In-Contract

A Contract is presented, all parties must agree. The contract is negotiated and accepted.

Home Inspections

A Within 10-14 days of accepted contract, Home Inspection ($225-$275), Gas-line Inspection & Warranty ($55-$65), Radon Gas ($110-$125), Lead-based paint, Wood Destroying Insects ($55-$65), Well bacteria test ($70) and Septic/Aeration ($70)are completed.

Buyer's Request to Remedy

Buyer will request for Seller to Remedy unsatisfactory conditions within 10-14 days of accepted contract.

Under Contract and Loan Approval


Administer a smooth closing between Seller, Title company, the Buyer and the Buyer's Agent.

HUD Settlement Statement


24 hours prior to closing.

Closing at Title Company

Bring Drivers License. If money is required to close, bring a certified Check.

CONGRATULATIONS!


Take the utilities out of your name.

Possession


Agreed upon (in the contract), time for possession between the Buyer and the Seller.
