1. Proper Marketing - nearly all buyers are starting their home search online.  Shouldn't your home be featured everywhere it can be in a digital format? Getting the most out of your home requires multiple marketing sites, most of which are online.

2. Pricing - buyers are recently sold homes prior to offering. If a home is not priced correctly, it won't get an offer, many times, it would get showings like it should.  Evaluating the value and pricing correctly help to not only get the highest amount of money for your property, but to get the best possible terms in the contract.

3. Condition - properties in good condition obviously are more appealing to buyers, but buyers sometimes may not be able to look past the condition of some items, even if it's exactly what they are looking for!  Getting items completed up front, prior to selling can be the difference between selling your house and not selling - not all repairs/updates need completed though. 4. Location - as the saying goes in real estate, location, location, location! Where is your home in proximity to shopping, parks, and schools? 5. Details - many times the sale of your home comes down to the details.  The small things matter for buyers and they have a good eye for seeing them. Taking care of the details will help to sell the home as well as give buyers an appreciation for you as the seller.
