  • Our focus is on commercial properties - office, warehouse, retail, and apartment complexes. From large high-rise office buildings to small office buildings to in-line retail centers to multi-family complexes, we are capable of managing a wide spectrum of property types.
  • We are a locally operated company. Most national firms are headquartered out-of-state, making it difficult for their clients to get quick answers and personalized customer service. We have the same systems and software as the national firms, but can immediately customize our service to fit the client's need. Our clients can pick up the phone and talk to the principals of HER Realtors Commercial Real Estate Services who will actually be familiar with their property.
  • We're not a real estate company that occasionally dabbles in commercial property management. We have 30 years of experience combined with a full-time staff of certified property managers, accounting specialists, and mechanically-certified technicians.
  • Unlike many commercial real estate brokerages, HER Realtors Commercial Real Estate Services does not own any real estate. We find that to be a conflict of interest. When a major storm comes through town causing roof leaks, power outages, etc., your property will be priority one.

TYPES OF PROPERTY MANAGEMENT

FACILITIES MANAGEMENT

  • Responding to service requests and maintenance items 24/7/365
  • For most service requests and/or routine maintenance items, we would use HER Realtors Commercial Real Estate Services technicians and bill back an hourly rate significantly lower than most on-call companies. All parts and materials are billed back at cost.
  • Establishment of specifications, solicitation of bids, and administration of all service contracts (i.e., HVAC systems, maintenance, life safety systems maintenance/testing, elevator, janitorial, security, window washing, rubbish removal, landscaping, snow removal, etc.)
  • Administration of contracts including bill payment.
  • Administration of on-site personnel and payroll.
  • Coordination/cooperation with local fire/code enforcement personnel and others to maintain compliance with all applicable fire and building codes.

  • Implementation of comprehensive property management and tenant retention plans including a scheduled preventative maintenance program, inspections, and recommended property improvements.
